A title company searches public land records for liens and other issues that could affect ownership. It helps resolve title issues, coordinates settlement documents and funds, and can issue title insurance.
Title insurance addresses certain covered ownership problems tied to the property’s past. A lender’s policy protects the lender, not the homeowner. An owner’s policy is a separate choice that can protect your interest. Ask your title professional to explain the coverage and exceptions before closing.
Yes. In Maryland, the buyer chooses the title insurance company. Your agent may recommend one, but you can compare providers and settlement fees before deciding. You can also verify a producer’s license with the Maryland Insurance Administration.
Review your Closing Disclosure, including the loan terms, cash needed to close, and closing costs. For most mortgage loans, you receive it at least three business days before closing. Ask your lender or settlement team about anything you do not understand before signing.
Before sending money, call your settlement company using a phone number you already know and verify the full wiring instructions. Do not rely on a new phone number, link, or last-minute change in an email. If you think you sent funds to the wrong account, contact your bank and settlement company immediately.
The title company reviews the issue and works with the parties to resolve it before closing when possible. Examples include an open mortgage, unpaid taxes, or a recorded lien. Some property matters may remain as exceptions to coverage, so ask for an explanation of anything listed on the proposed policy.
